St. Louis County
This graph show that last month St. Louis County had a housing inventory of 5,892 houses, of which 992 went under contract, and there were 879 closings. With 5,892 houses and 992 contracts it could appear that there is a seven month inventory to work through before a given house might get a contract. The fact is some are longer and some shorter. Why?
In St Louis County, last month the average list price was 264k with the average sold price of 168k. That does not mean that the average house of 264k actually sold for 168k. What it does show is that the demand in the market was greater in the under 200k price range than in the 260k and up price range. This indicates that in this buyers market there is a lot of bargain hunting. Possibly asking for more for private property or the distressed property volume may be decreasing. It looks possible that in the next couple of months the curves may swing the other way?
Now you can see that the average house sold for 95% of list, and it took an average of 85 days.
